The first step is to contact us to arrange a visit.
Once you have visited the house, if you want to buy it, you must reserve it by means of a down payment and signing the purchase-sale contract.
Remember that if there is no down payment, the house will not be reserved and visits will be made.
During the commercial visit, we will inform you of the reservation procedure.
Promontblanc will no longer make visits in said house and will be reserved exclusively for you. Then, a day and time for the Deed will be set before a Notary.
(If you need to make a mortgage, you will be given a period of approximately one month, starting from the day of the down payment, so that you can contract the mortgage with your bank.)
The keys and all the documentation related to the house will be given on the day of the Deed before a Notary, where you will officially become the new owner of the house, and in no case before this date.
Since the houses are finished, they can be delivered within a few days of the reservation, depending on the day the Notary is available to sign.
In the event that you make a mortgage, the procedures usually take about a month.
You can access the home from the day of the signing of the purchase-sale before a Notary, in no case before.
Promontblanc only sells completely finished products and delivers the houses exactly as you will visit them. Once written and you are the new owner, you can make the changes you want, always at your expense.
The house will be delivered to you as you will have seen it during the visit.
The houses are only for sale. No rental agreement of any kind will be accepted.
In this case, you can decide with which entity you prefer to hire it. They will explain better than anyone what the procedures and conditions are.
In a home purchase or sale or VAT is paid or the ITP (Transfer Tax Patrimonial) is paid, only ONE of the two taxes.
In this case, since it is a first-time home, it will only be taxed for reduced VAT (currently at July 2018 it is 10%).
As always, at the price of the house you should add it; Notary and Registry expenses and current taxes.
In the event that you make a mortgage, the bank will inform you of the expenses involved.
